Coconut Point
October 22, 2011 · Development of Regional ImpactThe Coconut Point DRI is a mixed-use development located in Estero, between Naples and Fort Myers. The development, which is substantially constructed and occupied, includes 1,200 residential units (including apartments, residential condominiums and adult living facilities), 1,800,000 sq. ft. of commercial retail uses, 300,000 sq. ft. of office space, and 600 hotel rooms.
Coconut Point, which was approved in October 2002, provides shopping and employment opportunities for residents of Estero and Bonita Springs.
In addition to preparing the various DRI traffic studies and helping to negotiate the conditions for DRI approval, DPA also assisted the developer by providing traffic studies for each unit of the development, as it was submitted for approval. Furthermore, DPA designed Via Coconut Point, a new 4-lane road serving the development; a 4-lane extension of Pelican Colony Boulevard to Via Coconut Point; driveway access to US41, Via Coconut Point and Coconut Road; and two roundabouts, one within the development and one at a near-by intersection.
