The Brooks of Bonita Springs

The Brooks of Bonita Springs is a mixed use residential development in south Lee County. Approved in 1997, The Brooks is substantially complete and at buildout will include 5,200 dwelling units, 150,000 square feet of town center use, 150,000 square feet of community center use, 120 hotel rooms and four 18 hole golf courses. DPA prepared all of the traffic studies for the Bonita Bay Group in support of the project. Those studies included the initial concept planning efforts, Question 21. Transportation of the DRI, and the Comprehensive Plan Amendment.

One traffic mitigation option identified in the approved DRI development order was a development agreement with Lee County. Subsequent to the DRI development order adoption by the Lee County Board of County Commissioners, DPA assisted the Bonita Bay Group in the preparation of a development agreement for The Brooks. The development agreement, executed by Lee County and The Brooks, specified the “time certain” traffic commitments and obligations of The Brooks and Lee County. In exchange for “time certain” traffic mitigation requirements, The Brooks received vesting for traffic concurrency purposes.  The executed development agreement represented the first development agreement implemented in Lee County.
